Spectrum Property Management Referral Fee Program

Purpose:

The goal of the referral fee program is to reward individuals and businesses that refer new clients or properties to our property management services. This program incentivizes referrals and helps grow our customer base while promoting the value of our services to the wider community.

Referrals: Referrals can include:

  • Property owners seeking management services.
  • Real estate investors looking for management services for their rental properties.
  • Prospective tenants who could refer property owners to us.

Note: Referrers must provide valid contact details for the referral, and the referral must result in a signed contract for property management services for the referrer to qualify for the fee.

2. Referral Fee Structure

The referral fee is based on the type of client or property referred:

For Property Owners Seeking Management Services:

  • Referral Fee: A one-time payment of $500 for each property owner who signs a management contract with us.
  • Conditions: The referral fee is paid after the property owner signs the contract and after their first monthly payment to us is successfully processed.

For Real Estate Investors:

  • Referral Fee: A one-time payment of $750 for each investor who signs a management contract for multiple properties. (Must sign on 3 or more properties)
  • Conditions: Referral fee is paid after the first month’s management fees are collected from the investor’s portfolio of properties.

3. Payment Terms

  • When are Referral Fees Paid?
    Referral fees will be paid within 30 days of the first payment received from the client (property owner, real estate investor).
  • How are Fees Paid?
    Referral fees will be issued via check or direct deposit, as preferred by the referrer.

4. Program Rules and Limitations

  • Referral Fee Eligibility: The referral fee is only available if the referral results in an active property management contract. Referrals must be verified by our team before the fee is awarded.
  • Exclusions: Referrals that are already in our system or were previously contacted by our company are not eligible for the referral fee.
  • Multiple Referrals: If the same referral is made by multiple referrers, only the first person who submits the referral will be eligible for the fee.
  • Referral Tracking: Referrers should submit referrals using a designated referral form or through an online portal. We track referrals based on the date they are submitted, and proper documentation is required.
  • Program Changes: Our property management company reserves the right to modify, suspend, or terminate the referral fee program at any time, with or without notice. Any changes will be communicated to referrers via email.

5. How to Submit a Referral

To submit a referral, simply:

  • Visit our website and fill out the Referral Form.
  • Provide the necessary contact details for the referral (e.g., property owner’s name, email, phone number).
  • Optionally, include any additional notes about the referral, such as the type of property or services needed.

Our team will reach out to the referral, and you will be notified once your referral results in a signed contract.
